Rechargeable Repairs

Accidents do happen, but if a repair arises due to intentional damage, neglect or carelessness on the tenant’s part or through the actions of a member of your household or visitors to your home can result in you will be recharged the cost of the repair.  The most common examples of rechargeable repairs may include:-

Tenants will be recharged where the Co-operative has to repair any damage caused willfully, accidentally or negligently by tenants, anyone living with a tenant or a visitor to the tenant's home.  The most common examples of rechargeable repairs may include:

  • Changing locks on property when tenant loses keys;
  • Blocked sinks, wash hand basis and WCs;
  • Faulty appliances causing electricity circuit to trip;
  • Plastering holes in walls caused by tenant or visitors;
  • Holes in internal doors;
  • Burns to kitchen worktops;
  • Damage resulting from leaks from washing machine connections;
  • Replacing smashed glass, however if this is vandalism, provided the tenant has reported it to the Police (and a crime reference number has been obtained) a recharge should not be made.
In the case of emergency repairs that are rechargeable, due to the degree of urgency involved, the Co-operative will complete the repair and the tenant will be recharged.

For non-emergency repairs that are clearly rechargeable, the tenant should re-pay the full cost of the repair or reach a payment plan with the Co-operative.

Blocked toilet?

If the bowl is already full, remove some of the water into a bucket first . Use a plunger or toilet brush wrapped in a plastic bag. Push to the bottom of the pan and pump up and down vigorously about a dozen times. This creates a vacuum that may shift the blockage.
